Is a bond payable?
To offer you further support, it has been decided by Living Well Solutions that you will not be required to pay a bond. There is, however the expectation that all tenants take care of the properties and treat them with respect as per our agreements.
How much rent should I expect to pay?
If you are moving into an SDA property , participants are expected to make a maximum reasonable rent contribution (MRRC). This rate is determined by the NDIA and is capped at 25% of the Disability Support Pension, 25% of the Disability Supplement and 100% of the Commonwealth Rent Assistance
If you are moving into Medium Term Accommodation, you are expected to make a contribution which will be discussed with you based on the property you are moving into.
How long is my lease?
For SDA (Specialist Disability Accommodation) Living Well Solutions offers a 12 month lease agreement. After that, if both parties are happy, we welcome you to decide on the length of lease you would prefer. There is an option for a periodic lease, 12 month, 5 year lease and so on according to your preference.
For MTA, you enter into a 90 day Medium Term Agreement with the possibility to extend further if further funding can be achieved and if both parties agree.
What about maintenance on the properties?
Since we take great interest in our homes, Living Well Solutions understands the importance of keeping the homes well-maintained and serviced so they continue to be in great condition. If a tenant has a maintenance issue, we provide many options for reporting a problem that are convenient for both yourself and care provider. In order to ensure that the issue is resolved immediately, contact can be made via phone or email.
Food and personal belongings?
It is your responsibility to pay for your own personal belongings and food items. In shared accommodation, you will be supported to work out the best possible outcome to support everyone’s preferences.
Who is responsible for paying the utility bills?
For SDA, the tenant(s) is responsible for the utilities. In shared accommodation, Living Well Solutions and the SIL team will work closely with you so that all tenants can make a decision on how best to manage shared costs.
For MTA, the costs of utilities and internet are the responsibility of Living Well Solutions.
Who is responsible for Insurance?
Living Well Solutions has insurance to cover the buildings only. it is recommended that you take out you own contents insurance.
Can I choose my own SIL team and care supports?
The right of participants to select their own care provider is supported by Living Well Solutions. Living Well Solutions is an independent SDA provider; it does not offer care support or have any other connection to SIL services in any way.
Can I choose who I live with in shared properties?
When a housemate moves out of a shared residence, you will be given support to assist in the process of interviewing potential new residents to determine whether you think they would be a good housemate. At Living Well Solutions, we believe in long-term housing solutions and want you to feel comfortable in your own home.
Are pets allowed in the properties?
Living Well Solutions loves animals and pets are welcome. However, it is important in shared homes, that you speak to your fellow housemates to make sure everyone is happy with a pet coming into the home and to also be mindful that the type of animal does not have a negative impact on the other residents in the home.
